RMS FOR BOUTIQUE HOTELS

Charge what your boutique is worth

Your hotel does not compete on low prices, it competes on character. Sentinel AI defends your premium rate with evidence: it moves up when demand sustains it, avoids the panic discount and shows you the reason behind every move before you approve it.

The real boutique risk is not being expensive, it is underselling

With few rooms and plenty of character, your metric of pride is ADR, the average rate at which you sell each night. And your most expensive risk is not scaring off a guest with your price: it is giving away your high-demand nights. The festival weekend that sold out two months early at a Tuesday rate, or the panic drop when the hotel across the street posted a cheaper night, even though your house has better reviews. Every unnecessary discount teaches the market that you are worth less than you are.

Sentinel AI is the revenue management system that lives inside R2 OS, the hotel operating system where your PMS, channel manager and booking engine already share the same data. It forecasts demand from your own booking curve, watches the prices and reviews of your real competitors, and recommends rates with the reasoning in plain view. You set the floor your brand tolerates, approve with one click and keep control of your positioning.

How Sentinel AI defends your premium rate

Six ways to sustain your ADR with evidence, not hunches.

YOUR REAL DEMAND

The evidence to raise without guilt

The classic boutique fear is overpricing; data cures it. Sentinel AI reads your own booking curve: pace (how fast a date fills compared with your history) and pickup (the net bookings of recent days). When a date runs ahead of its normal curve, demand is sustaining a higher rate and the system shows it to you with verifiable signals.

  • Forecasts from your history, never below what is booked
  • Your premium ADR stops being a hunch
STRONG DATES

Sell the peak at peak price

The wine harvest, the conference or the festival shows up in your booking pace weeks before the date. A demand calendar flags those peaks in advance so you capture the full peak, instead of discovering you sold out early at the price of an ordinary week.

  • Events in your region built into the forecast
  • Raise ahead of time, not after you are full
YOUR REAL COMPETITORS

Price and reviews, side by side

The Sentinel AI rate shopper watches price, occupancy and reviews on Booking and Airbnb for the competitive set you choose: properties comparable by experience, not by postal code. If your rating is better and your rate sits below, you see it clearly. Following the neighbor down stops being a reflex.

  • You define who you are compared against
  • Your reviews count as a signal of value, not decoration
RATE INTEGRITY

A floor nothing ever crosses

You set a floor and a ceiling per season and per category, and no recommendation ever crosses them. Slow nights are worked with anticipation and strategy, not with public fire sales that erode your positioning and train the market badly.

  • Limits written by you, respected always
  • Dynamic pricing does not mean clearance pricing
YOU APPROVE

Recommendations that explain themselves

Every day you receive price recommendations that are born pending and carry their reasoning: projected demand, events, your booking pace and your position against the competitive set. You approve with one click, adjust as you like, or turn on auto-apply within your limits once the evidence has earned your trust.

  • No rate goes live without your rule or your click
  • Trust is earned with transparency, not demanded
AUDITABLE

Defend your rate to anyone

Every number exposes its method, its sample and the events behind it. When a partner or ownership asks why Saturday cost what it cost, the answer exists and can be traced. And if there is not enough history to forecast, the system says so instead of inventing.

  • No black box: every figure shows where it comes from
  • Honesty about missing data, no decorative numbers
THE SENTINEL DIFFERENCE

Other systems chase occupancy by cutting the price. Sentinel AI defends your ADR: it moves up when demand sustains it, never crosses your floor, and every move carries a reason that respects your brand.

Why evidence beats a fixed rate and copying the neighbor.

Frequently asked questions

Will an RMS not cheapen my hotel?
Not if you set your rate floor: no recommendation ever goes below your minimum. In boutique hotels it usually discovers the opposite: high-demand nights where you could charge more and were selling out early.
How does it use my reviews to suggest a price?
The rate shopper compares your rating with your competitive set at the same time it compares prices. If your reviews are better and your rate sits below, it flags it as room to hold or raise. Reviews are a signal of value, not decoration.
Who decides who my competitors are?
You do. You choose the properties that truly compete for your same guest, by experience and positioning, not by proximity. Sentinel AI monitors their price, occupancy and reviews on Booking and Airbnb.
I have twelve rooms and they are all different, does it work?
That is exactly where each decision weighs more. You define price limits per category, so the suite with the terrace is never priced like the standard interior room, and the rules engine lets you write the hierarchies your inventory needs.
Can I review every change before it goes live?
Yes. Every recommendation is born pending, with its explanation, and it goes live only when you approve it. Once you trust the evidence you can turn on auto-apply within your limits; for carefully built brands, approval mode is the natural starting point.
Is filling up to 100% not the goal?
Not always. Hanging the sold-out sign at a low rate is money given away: the goal is RevPAR, the revenue per available room, which combines occupancy and rate. Sometimes the best night is 85% full at full rate.
